A residential property developer
From campaigns to a clearer path toward a viewing.
A developer with several active projects was receiving inquiries but lacked a clear view of each channel’s contribution. The engagement connected buyer understanding with communication, the website and inquiry measurement.

THE WORK AT A GLANCE
- 01 / DIRECTIONThe buyer and the offer
- 02 / IMPLEMENTATIONWebsite, Google and Meta
- 03 / MEASUREMENTInquiries and qualification
- The objective
- Clarify the offer and support the path from advertising to a viewing inquiry.
- Our team’s contribution
- Brand and buyer-profile clarification
- Website improvements and Google and Meta campaigns
- Inquiry measurement, including a server-side component
- What matters in evaluation
- Inquiries and their qualification. A complete connection to viewings, offers and contracts remained the proposed next stage.
The starting problem
The initial request was for more advertising to sell faster. Inquiries were already arriving, but it was unclear what was being measured, where requests came from and which campaigns contributed to attracting buyers.
A lead here means someone leaving contact details or requesting a viewing. Without a connection to what happened later in sales, form submissions alone could not show where to invest the budget.
What we clarified before the campaigns
We examined the developments, locations, community and offer. We helped clarify the brand and worked with the client to define the buyer profile and commercial objectives.
These decisions established what to communicate and to whom. A property’s amenities and advantages needed to be presented in relation to the needs of potential buyers.
The strategy and measurement foundation came before the campaigns. The aim was to start advertising with a clear understanding of the offer and audience.
How advertising connected to the website
Google played the primary role in capturing interest expressed through search. Meta complemented it by presenting the developments, amenities and offers, including ads for people who had already interacted with the business.
The website and content were improved to support the move from interest to contact. The main intended action was a viewing inquiry.
The intended journey was straightforward: discover the development, understand the relevant details and request a viewing. Each channel’s role was defined in relation to that journey.
The role of messages and creative
Creative materials were adapted to the purpose of each ad and its platform. Communication about amenities or the community helped explain the offer, while viewing-focused messages supported the step toward contact.
The development needed to remain recognizable across advertising and the website. Consistency helped visitors find the information that had prompted them to visit.
What was implemented in measurement
The setup included server-side tracking, which handles part of the transmission of tracked-event data through a server. Measurement was oriented toward inquiries and qualification.
Qualification means assessing whether an inquiry may represent a relevant buyer. It depends on commercial information and the sales conversation; installing tracking alone does not establish a contact’s quality.
An inquiry and a contract remain different things. Website measurement supplies part of the information, while the sales team holds the information about what follows.
What became possible and what still needed connecting
The developer now had strategy, website and campaigns connected to the same inquiry journey, with measurement configured for those actions. The advertising discussion could start with the inquiries received and their relevance to the development.
The link between inquiries and sales was still based on estimates. The next step identified was to track viewings, offers and contracts and, where the setup allows, send relevant events back to advertising platforms.
At the end of this stage, a complete connection to sales outcomes remained a proposed next step. Assessing the campaigns’ contribution to signed contracts required more information about the sales journey.
The case shows the concrete contribution of strategy, the website, campaigns and inquiry measurement, as well as why working with sales is necessary to understand the commercial outcome.
